Buying a house or rural property in Bulgaria is a relatively straight forward procedure. However as with any housing market in any country there can be problems. We are now into our 4th year of dealing in the Bulgarian property market, With over 25 years business experience in the UK. Our staff are fully trained to deal with all your needs and as this is an English owned and run real estate agency (Based in Manchester and Ruse, Rousse) all procedures are in place to handle all matters related to buying and owning a property within the beautiful country of Bulgaria. Our business is based solely around the region of Ruse, for us this is the best emerging region in Bulgaria from a business point of view.

The Price of the house(s) you choose is the final price, no extra fee`s, no extra taxes.

  •  We charge 350 Euros for company formation. 150 Euros will be returned back to you once house purchased from ourselves is completed.

  • All prices shown include taxes, notarial fee`s, translation fee`s (Some people say they will do this at no extra cost, it is actually a legal requirement for this to be done by a registered translator), There will never be any extras, The price you see in Euro is the final price you pay.
    • We offer a low charge company maintenance contract currently set at 100 GBP per year (1.92 GBP a week) (Details here).
    • We have our own Guest house (The English) right in the centre of Ruse.
    • (All rooms have cable TV, use of phones, internet access on 2 computers, Plus building is WI-FI enabled for those with their own laptops etc.
    • We have our own car hire company as well as dealing with all airport transfers (Details here).

    • To summarise we are a one stop shop for all your needs before, during and after property purchasing.
    • We would also like to take the opportunity to show you around the beautiful region of Ruse, Its rock churches, Cave systems and the surrounding countryside. There are many special and unique places of interest that would confirm your choice of buying in this region of Bulgaria. This would take a full day with stops for meals and is free of charge to Home buyers. I sincerely hope we can find time to do this during your stay, but if not we will be delighted to offer this free trip on your next visit.

    Price of your new Bulgarian house would include;

    1) All transfer fee`s

    2) Taxes

    3) Checks on the property

    4) Notary fees

    5) House registration into your company name (This is not a legal requirement for those with P.O.A but is so important).

    6) All other fee`s associated with Bulgarian house purchase.

    All Bulgarian legislation is published in the State Gazette - the official paper of Bulgarian State. So the publication of the company entry in the Commercial Register does not complete your company formation, it announces to the general public the act of formation.

    The process of forming a company, can usually be done in 1 day, it will however take more time to finish the process completely should you decide to buy a house.

    Finally, the new company needs to register immediately with the National Tax Register Authority

    Registration of a company is not required when purchasing a flat / property without land.

    As a new company 5000 leva must be in this account when company is set-up (However it was publicised within Bulgaria that the government will rewrite the commercial register law dropping the amount from 5000 leva to 100 leva. This website will be updated when that comes into effect). This is a temporary bank account and any monies in place will be used against buying the property once company is finalised. Then, and this is important, This account will be closed, and a new one with tax registration assigned will be opened and monies left from first closed account (if any) will be deposited there. Or we will hold the money and reimburse you this amount on your next visit.

    We do not require power of attorney over your bank accounts. This is your account(s) and we feel that only you should have access to it and any monies deposited. If bills are due, i:e Electric, water, telephony we as your registered company office will receive these and pay for them our business funds, scan in the original, email this too you and invoice you once a year for the true amounts. We only offer this free service to those companies that we hold power of attorney over and as long as you have taken out our 100 Euro per year company maintenance contract (Please see links below or left for further details).

    Of course once you have a company its as simple as choosing a house at the price you see and leaving the rest to us to move that house into your company name. Company set-up (350 Euros) is a one time payment only.
